Below you will find a comprehensive outline of the Andrew Pierce Corporation's flow of services to its client for the construction of a custom home.



Schematic Design: We provide a comprehensive job cost breakdown based upon schematic floor plans, elevations, and a site plan indicating hardscape. Estimates, takeoffs of materials quantities, and computer model pricing are used to complete a schematic budget. At this phase, we also provide design related comments or data where applicable. Additionally, APC will assist in coordination with HVAC & Title 24, Civil Engineering, Electrical Load Calculations, Plumbing Isometrics, Truss Design & Calcs, Utilities coordination, and other add-in requirements for the plans and specifications approval by a Design Review Committee and the City.

Design Development: APC will provide a design development budget revising the schematic budget for inclusion of design changes, specifications and details identification, structural engineering design, and value engineering. APC provides assistance to the Architect, Interior Designer, and Landscape Architect for materials and methods identification.

Working Drawing: APC assigns a project manager to the project to handle all of the project documentation and coordination with designers, supervisor, subcontractors and the owner/owner’s representative. APC will submit documents and coordinate the final permit approvals with all consultants. APC will competitively bid the work with qualified subcontractors. Any information not identified on the project documents is obtained from the designers and owner by written communication (RFI processing). Bid specifications are prepared by APC for approval by Owner’s representatives and a minimum of three bids are obtained for each trade. The bids are analyzed by APC and presented to the Owner’s Representatives for review and discussion for approval. APC contracts with the subcontractors with contract documentation and documents control.



APC assigns a superintendent to the project for supervision of all field operations. The project manager oversees the superintendent and assists in the coordination of work. We develop a schedule for the work of the project (Gantt and Critical Path Method) using Microsoft Project, which as a working tool is monitored by both the superintendent and the project manager. This teamwork together with other office support personnel applies effective management towards timely completion. APC has developed checklists for each phase of the work to assure quality control and owner input response. In addition to periodic punch lists, we identify and control a finish punch list with clients input for completion and quality.



APC provides customer service and warranty repairs tracking all items for response and history through the office. APC has a fulltime customer/warranty service employee who responds to all requests. The subcontractors are required to effect warranty repairs for the period of one year without charge. APC responds without charge to the owner for extended periods. APC delivers a written warranty for the structure and defects for the term of ten years underwritten by an insurance company. APC provides a one year written warranty, information and maintenance manual at completion of the project.
